If you’ve put your house on the market, your main goal is likely to fetch as much money as possible for it while spending as little as you can.

And according to a property expert, one of the easiest ways to do this is with a few kitchen upgrades.

Paul Dashevsky, co-CEO of GreatBuildz.com, believes that both valuers and prospective buyers are seriously impressed by a fresh, modern space to cook and dine in.

He told GB News: “The kitchen is one of the top rooms to renovate if you’re thinking about selling your home in the near future.

“People often decide whether or not they want to buy a house based almost exclusively on their love or hate for this one room.

“Full kitchen renovations can run in the tens of thousands. If you don’t necessarily need a full kitchen remodel, you can do several inexpensive things to improve the look and functionality of your kitchen.”

Simple ways to spruce up your kitchen include painting your cabinets or having them refaced, plus adding new cabinet pulls.

You can also add a backsplash, new appliances, fresh countertops, or invest in window treatments.

“Put some extra attention to reducing clutter and brightening things up to see the highest return on investment possible,” he added.

Here, the expert shared the two most important components to revamp before selling.

“Obviously, kitchen cabinets are an important element of your kitchen, both visually and ergonomically.

“If you want to upgrade, repair, or change up your kitchen cabinets, it’s often a lengthy and costly process.

“Even if you have a small kitchen, the costs can still add up. Fortunately, if you have a tighter kitchen remodelling budget, you still have a few options for updating the look of your cabinets without replacing them entirely.

“Depending on the condition of your existing kitchen cabinets, you may have the option to either reface or refinish them.

“Cabinet refacing is the process of replacing the exterior surfaces and components of existing cabinetry, such as doors, drawer fronts, and hardware.

“Alternatively, cabinet refinishing is the process of improving existing cabinet components, such as sanding and repainting them or covering them with veneers.”

“The countertops are probably the most aesthetically pleasing aspect of a kitchen. Whether you’re helping your children with their homework, cooking dinner with your family, or hosting friends for a wine and cheese night, the countertops are going to be used daily.

“Luckily, homeowners have two options for their countertops. Pre-fabricated countertops are cheaper, but that also comes with having a limited selection.

“This limited selection is because the countertops will come in standard sizes and limited styles.

“Meanwhile, custom-slab countertops are completely customisable and usually needed when adding an island to the kitchen.

“The process includes cutting and forming these slabs, which increases the price to install these custom pieces.

“If you are going with the custom option, you’ll want to find a trusted countertop retailer or slab yard to select your material.

“The vendor should have a well-versed selection of materials and should also be knowledgeable in the differences between marble, granite, quartz, and other materials that might interest you.”

Beyond the kitchen, looking upwards or outwards may be the secret to increasing your home’s value.

New findings from Nationwide Building Society revealed that “compelling” home improvements such as loft conversions and extensions can boost your property’s price by as much as 25 per cent.

While these are certainly not cheap, they prove game-changing when it’s time to sell, as extra living space is hugely desirable.
