Homeowners looking to sell before the festive period really have to move fast to guarantee a sale.

In fact, you will have to list your house by Thursday, October 23 (today!) at the absolute latest.

This deadline is based on the average time to complete in the UK, where the time to sell is about 58 days, although this does vary depending on the region you live.

In Northern Ireland, for instance, you have a bit longer if you want to get cracking with Christmas shopping.

Sales there take an average of 32 days, unlike the south-west of England, where it’s 71 days on average.

But wherever you live, there are a few things you can do to boost your chances of securing a sale in the quickest time.

Advertise a realistic price

This will ensure you get plenty of interest, but be careful of selling yourself short by under-pricing.

You can easily research the value of similar properties in your area when deciding, and then also take on board a valuation from a reputable estate agent.

Improve your kerb appeal

By making sure everything is spick and span at the front of the property, potential buyers get a good first impression.

That applies inside too, so make sure you declutter, touch up any flaky paintwork, get rid of grimy fingermarks on walls, and so on.

Get all your paperwork ready

Prepare for an offer to be accepted, so you minimise any legal delays.

Be flexible with viewings

Remember, buyers often have limited time, especially as the evenings draw in. Being available for evenings and weekends can mean more interest and faster offers.

Work with a proactive estate agent

Pick one who knows your local market and has a track record of quick sales. Ask about their marketing strategy and how they plan to generate early interest.

Respond quickly to enquiries and offers

Delays in communication can put buyers off or slow the process. Keep your solicitor and agent in the loop and act swiftly when decisions need to be made.

Consider professional photography

High-quality photos can make your listing stand out online. Good lighting, wide angles, and clean staging can help potential buyers imagine themselves living there.

Highlight your home’s winter appeal

Cosy lighting, warm tones, and seasonal touches (like a tasteful wreath or soft throws) can help create a welcoming, homely feel during viewings.

Fix minor repairs now

Squeaky doors, dripping taps, or cracked tiles might seem small, but buyers notice them. Sorting these out early shows your home is well-maintained.

Be upfront about potential issues

If your home has any quirks or concerns (like an older boiler or upcoming building work nearby), be honest.

Be transparent to avoid delays

Have your energy performance certificate (EPC) ready. It’s a legal requirement, and buyers often ask for it early. Having it to hand shows you’re organised and serious about selling.
